Buying a new construction townhome in Denver means choosing a builder, not just a floor plan. The finishes you see on a tour are easy to compare. What’s harder to see, like how the home was designed, how it was built, and what happens after closing, is where builders really differ.

These are the questions we’d ask if we were buying, grouped by topic, with a quick note on what a good answer sounds like. Bring them to any builder you’re considering, including us.

Questions about design

1. Who designed this home, and was the plan made for this lot?

Some builders repeat one plan across many sites. Others design each home around its lot, its light, and its views. A good answer: the builder can name the architect or in-house design team and explain why the plan is laid out the way it is on this specific site.

2. Where does the natural light come from, at different times of day?

Townhomes share walls, so window placement matters more than it does in a detached house. A good answer: the builder knows which way the home faces and can tell you which rooms get morning or afternoon sun.

3. How does the outdoor space actually get used?

Rooftop decks, patios, and balconies vary a lot in size, privacy, and access. A good answer: clear dimensions, how you get to the space (stairs, a full door, a hatch), and whether it’s plumbed or wired for a grill, lighting, or a hot tub.

4. Can I get a written spec book on the finishes?

Staged homes and photos only show so much. A spec book lists the exact finishes in the home, like flooring, cabinetry, countertops, fixtures, appliances, and hardware, so you know what you’re getting and can compare builders on more than a tour. A good answer: yes, a written spec book with brands and models, before you sign.

Questions about build quality

5. How is the home insulated, heated, and cooled?

This affects comfort, noise between units, and your monthly bills for as long as you own the home. A good answer: specifics, not “built to code.” Ask about wall and roof insulation, window type, and whether the home uses a heat pump, a furnace, or both.

6. How much sound comes through the shared walls?

This is the most common townhome complaint, and one of the hardest to fix later. A good answer: the builder can describe how the party walls are built and whether they’re designed for sound separation.

7. Has any part of the build been verified by a third party?

Certifications like LEED, ENERGY STAR, and EPA Indoor airPLUS mean an independent inspector checked the work, not just the builder. A good answer: even if a home isn’t certified, the builder can explain which standards they build to and how they check them. (redT has built LEED Gold and Platinum certified homes and delivered LEED Zero certified homes, so this is a question we’re always glad to get.)

8. Can I walk through homes you’ve already finished, or talk to past buyers?

A builder’s finished homes, a few years in, tell you more than any brochure. A good answer: yes, without hesitation.

Questions about HOA and ownership

9. Is there an HOA, and what does it cover?

Townhome HOAs can cover anything from nothing to the roof, exterior, insurance, snow removal, and landscaping. A good answer: the monthly dues, a copy of the budget and governing documents, and a clear list of what you’re responsible for versus what the HOA handles.

Questions about the buying process

10. What’s the timeline, and what happens if construction runs late?

A good answer: an honest estimated completion date and what the contract says about delays, especially if you’re timing the sale of another home or a rate lock.

11. Can I bring my own inspector before closing?

A good answer: yes. A confident builder welcomes an independent inspection and a walk-through punch list before closing.

Frequently asked questions

What should I ask a Denver townhome builder before buying?

Ask who designed the home and whether the plan was made for that lot, how the home is insulated and heated, how sound is handled between shared walls, whether any part of the build was third-party verified, what the HOA covers, and whether you can see finished homes and bring your own inspector.

Is new construction better than a resale townhome in Denver?

It depends on your priorities. New construction usually offers modern layouts, current building standards, and a builder warranty, while resale townhomes may offer an established neighborhood feel and room to negotiate. Our new construction vs. resale guide covers the trade-offs.

Do I need my own inspector for a new construction townhome?

It’s a good idea. Even well-built new homes can have small issues, and an independent inspection before closing gives you a punch list for the builder to address.
